Thank you for your interest in Overseas Realty’s Property Management. We would like to take this opportunity to let you get a little bit more acquainted with what we can do for you as a management company. The monthly management fee is equivalent to 12% of the monthly gross rent.

Our Services Include:

Collecting Rent
Arranging and making payments for needed repairs, as well as homeowner's dues if applicable
Periodic inspection of grounds to insure proper maintenance
A move-in statement, along with digital photos and move-out statement upon tenants vacating premise
Issuing itemized, computerized monthly reports and year-end account statements with IRS Form 1099

Below are the pertinent forms and applications that we use for both our homeowners and our tenants.

Residential Lease	Our most updated version, used for all of our rentals
Drug and Crime Free Addendum	Required to be signed by all of our tenants
Move In/Out Checklist	Used to protect your home and your investments
Pet Addendum	A strict guideline for tenants with pets if you choose to allow pets
Rental Application	Filled out by all prospective tenants, checked by Certified Tenants Services, Inc., giving a written statement showing income, past rental history, etc. and giving a yes or no recommendation
Accounting Report Sample	A sample of the accounting sheet you will receive monthly with your income check
Management Agreement	Used between the homeowner and us
Owner Information	Information we will need if you decide to use Overseas Realty, Inc
